What's special about the planning concept? It allows any party interested in renting space to individually link "office areas" with "production areas" in a flexible two story building complex according to their own needs. Both areas are accessed from the central reception which features a waiting room. Production areas, all with at least 4.5 meter high ceilings and lit by daylight, are set up on the ground floor with supports in an approx. 7,00 m by 7,00 m grid. These areas can also be accessed by gates along the front facade of the building. Secondary functions such as storage, building services, sanitary rooms and changing rooms are attached to the main hall areas. On the second floor, the central stairwell leads to individually customizable office spaces, which have such features as hollow floor canals, parquet in the reception area, and roof terraces.

The building, its technical fittings and the accompanying organizational structure will be developed on the basis of these preliminary themes and designs.
